Seminar: Moisture Impact on Roofing and Waterproofing Assemblies

Simpson, Gumpertz & Heger / WSRCA Technical Advisor

Bio: Ken Klein leads the West Coast Building Technology division of Simpson Gumpertz & Heger Inc. He is a graduate of U.C Berkeley’s Civil Engineering program and is a licensed Professional Engineer in California and several western states. Ken has been with SGH for over 35 years and has gained experience in the design and investigation of roofing and waterproofing of commercial, institutional, and residential buildings. His work addresses issues related to the integrity of roofs, plaza deck, and below-grade systems on a wide-range of structures from residential and high-rise building to buildings of historic significance. Ken has consulted with architects, contractors, and building owners to analyze and repair water intrusion problems and construction defects. Well known in the industry, he has frequently presented to groups of attorneys, contractors, architects, and other design professional regarding building-envelope design and remediation. He serves as WSRCA Technical Advisor.

Seminar Description: Recently, the roofing industry has developed a wide range of watertight and time-tested roofing and waterproofing products. While fabrication and manufacturing failures occur, these problems are relatively rare. Typically, roof and waterproofing problems arise due to installation errors, inadequate design detailing, or assemblies that are incompatible with the environmental conditions and building use. Some designs fail to manage trapped moisture, leading to premature deterioration. The trapped moisture can be due to construction, where the trapped moisture is not allowed to dissipate before enclosing the building, or when roofing and waterproofing designs allow for the build-up of high relative humidity and condensation potential within the assembly. These trapped moisture conditions can cause significant damage to the underlying wood substrate and framing.

The Western States Roofing Contractors Association (WSRCA) Technical Committees have worked with their Technical Advisor, Ken Klein, to develop Technical Bulletins identifying trapped moisture causes and consequences. Mr. Klein will summarize several recent technical bulletins discussing how trapped moisture occurs, the damages it causes, and what features to include or avoid so it won’t happen. These technical bulletins cover low- and steep-slope roofing and waterproofing issues, including:

·Low-Slope – Design Considerations for Highly Reflective Roof Membranes
·Low-Slope – Case Study – Cool Roof Membrane Effect on Sheathing and Framing
·Low-Slope – Condensation Potential in Wood-Framed Parapets
·Steep-Slope – Roof Venting
·Steep-Slope – Roof Venting in Fire Prone Areas
·Waterproofing – Balcony and Exterior Elements and Recent Code Changes

Despite the disruption to projects this issue causes, there remains significant misunderstandings across the design build industry regarding product warranties, field moisture tests, and just how long it takes concrete “to dry”. During this presentation, the various sources of roof system moisture will be identified with clear recommendations given as to how the specifying professional can proactively address these sources through the construction documents.

GAF
CEU: AIA/IIBEC

Bio: Erin Andes is a Building Design Manager for GAF, focusing on the Western US. Her background includes building enclosure consulting on new construction and enclosure rehabilitation of a range of project types. She has also provided litigation support on enclosure failures.

Seminar Description: Over time, changes in building codes have begun to challenge designers to meet life safety, indoor air quality, and energy efficiency requirements on wood-framed, mid-rise multi-family projects. When NFPA 13 sprinkler requirements are driving the design of the roof assembly, the risk of condensation often increases. While vented roof assemblies are effective in steep slope applications, the thermodynamics of a vented low-slope roof assembly make condensation more likely. In this presentation we will examine the various paths to code compliance while still applying building science principles to limit condensation risk.

Annual Luncheon with Guest Speaker: Anthony Robles
Sponsored by: Malarkey Roofing Products

On July 20, 1988, the doctors were not prepared when Judy Robles, age 16, gave birth to a baby boy who was missing his right leg. The doctors could not explain what went wrong or why he was missing a leg. His mom, however, always told him growing up that “God made you this way for a reason” and she made him believe it.

He finally realized what that reason was when at the age of 14, in Mesa, Arizona, he tried out for the wrestling team.

His first year was horrible. He was the smallest kid on the team weighing in at a whopping ninety pounds and without question, the worst wrestler; finishing his first year with 5-8 record and in last place at the Mesa City wrestling tournament. Not many people believed that this tiny kid born with one leg, the worst wrestler in the city, would ever excel in such a demanding sport. However, with the support of his family and his coaches, he believed he could one day be a champion wrestler; he believed that he could be UNSTOPPABLE.

Despite various obstacles along the way, he went from being last in the city to finishing his junior and senior years at Mesa High School with a 96-0 record, a 2-time Arizona State Champion, and a high school National Champion. Few college wrestling programs believed he could excel at the next level. They thought Anthony was too small to wrestle in college, and that a one legged wrestler could never compete with the nations best college wrestlers.

His mom raised him with his head in the clouds, so he believed he could do anything he set his mind to. This way of thinking compelled him to walk onto the Arizona State University wrestling team to prove to them, and the world, anything was possible. Through trials and hardships, both on and off the wrestling mat, Anthony Robles finished as a 3-time All-American, and the 2011 NCAA National Champion.

Although his competition days on the mat are over, he continues to wrestle the opponents life brings his way all the while believing that “I am UNSTOPPABLE…”

Join us Tuesday, October 1st for this tremendously inspiring guest speaker, Anthony Robles, and his incredible story of triumph over adversity.
